We are looking to revitalise and transform the building into a new mid-range lifestyle hotel with ancillary uses, while preserving its heritage and providing a valuable resource for the community.
There is a clear demand for new high-quality hotels in this part of Westminster. Zedwell hotels will respond to this demand by providing sustainable and well-designed rooms focused on providing a good night’s sleep with an emphasis on wellbeing.
This will offer an accommodation option that meets the needs of a diverse range of visitors to the city, including, but not limited to, professionals who work in Westminster, and families of tourists who want to experience the plethora of unique cultural and heritage destinations on the building’s doorstep.
What defines our vision
Respecting heritage
The transformation of Nobel House will also respect the historic fabric of the building: modifications will be introduced sympathetically and overseen by highly-experienced building heritage consultants. Original heritage features that have been built over and hidden during the last century will be uncovered and restored.

Zedwell practises a retrofit-first policy with its hotel developments, a strategy that aligns with Westminster City Council’s priorities. Zedwell is guided by sustainable design principles to improve the building’s environmental performance reducing the energy usage and therefore mitigating the effects of climate change over its lifespan.

The proposals will repurpose the two existing atriums into spaces which will be made available to the public and local community for the first time since it was built. These will offer amenities such as co-working spaces, a café or an indoor garden. The exact uses are still being considered, and we are seeking guidance and ideas from the local community on how these spaces could function.
Our Product
We call our typical room type Cocoons. This is our pioneering hotel room concept that that is the pillar of Zedwell’s identity. These are aptly named due to the timber enclosure that envelops the Hypnos-mattress bed, enhanced by carefully considered lighting and temperature control. The cocoons come in different sizes to provide anything from a single bedroom to rooms capable of accommodating large families.
Nobel House will also contain one of our other room types called a Crib. This is a long-stay ApartHotel-style room that contains everything needed to make it your home away from home for a longer duration of stay, such as a desk/table, fridge, sink and equipment for food-preparation. Whilst these rooms can be used by all guests, they are particularly suited to business users.
